Overview

A G+1 private villa on one of Palm Jumeirah's premium fronds, delivered by GRAS as a genuine single-source project: structure, interior, MEP and integrated home automation — all under one roof, all to a private client's exacting standard.

Smart living, built in

Rather than retrofitting technology at the end, automation was planned into the villa from the first drawings. KNX lighting and climate control, integrated security and whole-home audio-visual were coordinated alongside the MEP works — so the systems feel native to the house, not bolted on.
