Al Fattan Office Building

Overview

The Al Fattan Office Building is a G+13 commercial tower on Dubai Marina. GRAS delivered the full mechanical, electrical and plumbing (MEP) scope together with the extra-low-voltage (ELV) systems that a modern office building depends on — from primary distribution down to the last data outlet.

At AED 45M, this is our largest single project to date, and a clear demonstration of GRAS's capacity to coordinate complex building services at scale, on a live construction programme, without compromising the main contractor's timeline.

Scope of works

• Complete MEP installation across all fourteen floors
• HVAC plant, risers and floor-by-floor distribution
• Electrical distribution, containment and final circuits
• ELV package: structured cabling, CCTV, access control and networking
• Testing, commissioning and handover documentation

Why it mattered

A tower of this height leaves no room for coordination errors — every riser, every service route and every builder's-work opening has to be right the first time. Our single-source approach meant one team owned the interfaces between mechanical, electrical and low-current works, keeping the programme tight and the quality consistent from basement to roof.
